Below is a full breakdown of how and when charges apply. Fees apply depending on the service provided and are not cumulative.
Ongoing services
Let and Rent Collect Service
10% including VAT
Renewal or continuation fee reduces to 8% including VAT from year two onwards.
Management Service
15% including VAT
Renewal or continuation fee 10% including VAT.
Where we take over the management of an existing tenancy, fees may be adjusted to reflect the reduced setup requirements, typically from 5% including VAT.
The management fee reflects the level of involvement and only one rate applies to a tenancy.
A minimum fee of £2,000 including VAT applies to the above services, or the equivalent of six months’ commission, whichever is greater, even if not negotiated by Fine Living.
Additional services
Submission of property licence
£450 plus VAT per licence.
Void visits
£100 plus VAT per visit (typically one visit every two weeks).
Refurbishment works
12% including VAT of the final invoice.
Sales commission if tenant purchases the property
1.5% including VAT of the purchase price.
Preparation of documentation for court proceedings
£100 plus VAT per hour.
Court and tribunal attendance
£150 plus VAT per hour, plus reasonable costs and expenses.
Valuations for mortgage purposes
£150 plus VAT per property.
Ad hoc paperwork; Non-APT tenancy agreements, notices.

Initial letting (per tenancy)
Tenancy Setup Charge
Our Tenancy Setup Charge is 2.4% including VAT, subject to a minimum fee of £495 plus VAT. This is a one off fee per tenancy, payable when a tenant is already in place. It covers negotiating tenancy terms, updated referencing, preparation of tenancy documentation and ensuring all compliance requirements are met.
This applies only where a tenancy is being set up and is not part of ongoing management fees.
